What is an appraisal clause for Florida home insurance policies?

An appraisal clause in an insurance policy, including those in Florida, is a provision that outlines a specific process for resolving disputes between the insurance company and the policyholder regarding the amount of loss or damages covered by the policy. The purpose of the appraisal clause is to provide an alternative mechanism for resolving disagreements about the value of a covered loss, particularly when there is a significant difference in the estimated amount.

The appraisal clause in a property insurance policy allows the policyholder to demand an appraisal of the loss when there is a disagreement. Each party selects an impartial appraiser to separately evaluate the amount of the loss at issue. A neutral umpire is also selected who will determine the correct amount of the loss if the two impartial appraisers cannot agree. Appraisal is binding, which is to say that the amount determined by the umpire must be accepted by each disputing party (the policyholder and the insurer).
